DHA or defense housing authority does not require NOC from the government, it itself is a governing & development authority hence it does not require NOC from any other development authority.

BOOKING PROCEDURE

Plots are being offered on installments & full payment options are also available. Note these prices are on full cash only. Discount Offer is 5% on lump sum payment. Prices are Inclusive of 2% Advance Tax, Government Sales Tax is Rs. 100 per Square Yards, Membership Fee is Rs. 30,500/- Residential Plot & Rs. 55,500/- for Commercial Plot & Processing Fee is Rs. 5,000/- Residential Plot & Rs. 10,000/-  Commercial Plot. Category Plots cost 10% Extra. First come first serve basis.

Overseas Qualification is as follows:

Pakistanis having a Foreign Passport / NICOP, Resident Visa or valid Work Permit.

Mode of Payment Includes:

  1. Payment shall be made by overseas applicants of DHA Phase 3 in Pakistani Rupees through Demand Draft / Pay Order in favor of “Defense Housing Authority Rawalpindi” Furthermore, members may be advised to mention their particulars including Name, Contact and Plot details on back side of Demand Draft / Pay Order.
  2. Overseas Pakistanis having Pakistan Origin Card or NICOP are allowed to purchase a property above Rs.5 Million after provision of “Proceed Realization Certificate” (PRC) from respective bank. For issuance of PRC It is mandatory that payments be transferred to Pakistan within last (60) Sixty Days of date of transfer otherwise transfer cannot be executed. Overseas Pakistani will be considered as “Non Filers” and will deposit Adv Tax @ 4% unless they become Filers. The Plot can be transferred to nominee after deposit / clearance of all dues. It is also apprised that as per Government of Pakistan, Finance Act 2018, Non-Filers are barred from purchasing immovable property having worth Rs 5.0 Million or above.

AMMANAT EXPERT OPINION

Right so DHA 3 is a different story, one of the most underrated projects that is actually a goldmine undetected. Since 2016 DHA has bought over 3500 Kanals & has fully developed DHA 3. To top it off they are selling you possession able plots on easy installments with the cherry on top of “begin construction while paying installments on just 25% of the total plot payment”. A sweet deal if you ask me and one of the most underrated & overlooked projects currently in Rawalpindi.

DHA has been selling these plots for about 1.5 years and have managed to sell all their plots are only available on resale from the market. The Installments they come in are on easy 1,2 or 3 years & off course a 5% discount was initially awarded to those that paid lum sum for their plots. The prices mentioned above does not include the profit being demanded by the investors.

Please be vary however their are plots being sold as dha 3 but actually they are in Bahria, they are also very low on profit for the same reason. As of writing this article a 2 year installment plan of 5 marla plan In DHA 3 has a profit of approximately 9 lacks whilst the same in Bahria is around 2-3 lakhs attractive indeed a lot of people make the mistake of investing there. Keep in view until DHA officially announces those plots may or may not be merged in DHA, there is no such confirm news as such now.

Overall a great and very profitable project. Wide carpeted roads, water, electricity, gas available hard to see why people wont be interested in this project. Not to mention it is a project of DHA which is well known across Pakistan for its development & deliverance. Overall a 10/10 a well rounded and great overall investment or residential opportunity, flawless project.
